If you’ve been looking for a way to start an Airbnb business, you’ve probably been looking at costs as well as pros and cons to building a traditional home vs a modular homeRegardless of the costs, we know a traditional home can work for Airbnb, but what about a modular home?

Can a modular home be used for and rented out as an Airbnb in Western Australia?

In our experience at Aussie Bush Cabins, the answer is a clear yes! One of our clients recently did just that.

We’ve recently completed a single-bedroom modular home for a client in Bremer Bay (Bremer Beach area), set up to take full advantage of an incredible ocean view. Bremer Bay is a coastal town on WA’s south coast and is well known for its beautiful beaches. It’s exactly the kind of location that short-stay guests actively seek out.

Our client had the following brief: she wanted a home that felt modern, classy, and memorable. It had to have all the amenities of a traditional home and provide a comfortable stay for guests.

What’s included in the cabin

This is a single-bedroom layout, ideal for couples, solo travelers, or a weekend away – exactly the audience that often books coastal locations.

Key features include:

  • 1 bedroom
  • Ensuite with toilet and shower
  • Washer/dryer (a surprisingly big value-add for longer weekends and beach stays)
  • Open-plan kitchen + living area
  • Air conditioning
  • Sunshade blinds
  • Comfortable couch and bar stools for casual dining and relaxing and TV set

Design choices that make it Airbnb appealing

For an Airbnb, it’s not only about providing a bed. It’s about creating an experience that photographs well, feels great in person, and functions effortlessly for guests.

Here’s how this build was designed with that in mind:

A modern exterior that suits the coast: We opted for Colorbond Monument external cladding, giving the home a sharp, contemporary look that feels right at home in a coastal setting.

Consistent, high-end interior finishes: Inside, we matched the look with black tapware and handles, tying everything together with a cohesive design. The client selected neutral interior colours which keep spaces bright, timeless, and appealing to many.

Create the feeling of space: To create a more open, airy feel and high windows, which helps the home feel larger and premium the moment you step inside.

What to keep in mind when venturing into Airbnb on WA’s coast

Coastal towns in WA can attract strong short-stay demand, especially in peak holiday seasons and around major nature-based drawcards of which Bremer Bay is one.

Regulatory requirements can apply. For example, WA has moved toward mandatory registration for short-term rentals which has been valid since July 2025.

Tax and reporting obligations may apply when earning income from short-term accommodation. Airbnb provides Australia-specific guidance documents that are worth reviewing with your accountant.

Guest expectations are higher than ever. Strong styling, good lighting, functional furniture, reliable heating/cooling, and small comforts can directly influence reviews and bookings.
