Modular homes have become an increasingly popular housing option across Western Australia because they can be built faster than many traditional homes and tailored to suit a wide range of living needs. At Aussie Bush Cabins, our current modular range starts at 18m² and goes up to 101m², and all our cabins can be customised. Can you build a 4-bedroom modular home?

Yes, we can.

While we currently do not have a pre-designed 4-bedroom modular home in our standard brochure, we regularly customise our cabins to suit different blocks, lifestyles, and family requirements. We can easily build a 3-module, 4-bedroom home for approximately 190sqm based on the maximum sizes of our modules.

In fact, all our cabins are fully customisable, and we can work from an existing design, a concept idea, or a more tailored layout to create a larger home.

For buyers needing extra space, a larger custom layout or dual-cabin style configuration may be the right path. Aussie Bush Cabins already offers options such as the Home Range, which shows that moving toward a bigger family-sized modular home is a realistic next step.

How much does it cost to build a 4-bedroom modular home?

Because every 4-bedroom modular home is custom designed, the final cost depends on size, layout, finishes, transport and site conditions.

If you want to compare that with a traditional Perth build, one 2026 Perth home cost guide puts a typical 4-bedroom home at roughly $414,000 to $1,140,000, depending on size and inclusions, with many 4-bedroom homes sitting around 180m² to 240m².

How long does it take to build a 4-bedroom modular home?

One of the biggest advantages of modular construction is speed. At Aussie Bush Cabins, a standard cabin can be built in under 3 months, with an average build time of around 2 to 2.5 months, and installation averaging about one week. Custom designs can take longer, but modular construction is still generally much faster than a conventional build.

For comparison, Master Builders WA told ABC News that in Western Australia it takes roughly 12 to 18 months to build a house from the time the slab is poured.

Are regulations any different for bigger modular homes?

Sometimes, yes.

Since 10 April 2024, WA’s revised R-Codes allow compliant ancillary dwellings, commonly called granny flats, to be built on residential lots of any size without planning approval if they meet the relevant deemed-to-comply requirements, local setback rules, and do not exceed 70m². However, a building permit is still required.

That means a larger 4-bedroom modular home may not fall under the same streamlined granny-flat pathway, especially if:

  • it exceeds 70m²
  • it does not meet deemed-to-comply requirements
  • it is being approved as a primary residence rather than an ancillary dwelling

Take the following into account before moving forward

  • block access for transport and installation
  • site slope and foundations
  • whether the home is for primary living or secondary accommodation
  • your ideal level of finishes and upgrades
